This year, we’ve not rested on our laurels. In fact, we’ve completely rewritten our own rules, to create a more affordable, improved blend of residential lending. 

We know that real people don’t fit into neat boxes, situations are nuanced, and factors can’t be looked at in isolation. So we’ve crafted a layered approach, with a number of additions to our residential offering, designed to make it easier than ever for your customers to buy their homes.

Most lenders either cap income multiples or reduce LTVs to 85-90%, especially for first-time buyers.


Fully inclusive of all borrower types.

While others restrict higher income multiples by profession, deposit size and tighten lending for adverse credit or self-employed applicants, we keep it simple and accessible.

We carefully blended these changes with our existing approach and clear-cut criteria:
  • No maximum debt-to-income ratio (DTIR), but an affordability assessment will be carried out based on the applicant's full financial position.
  • No extra deductions for childcare costs, pension contributions, and sharesave schemes.
  • Unsatisfied CCJs and defaults don’t impact affordability unless there’s a formal repayment plan.
  • Consolidated debts are excluded from affordability calculations.
  • Minimum income £15,000.
